Job Description

The Maintenance position is responsible for maintaining all areas of the property and its surroundings in a professional manner and in good working order; completing work orders as requested by residents through the Housing Manager; troubleshooting all appliances throughout the property and resident units; coordinating with the office staff to prepare units for new residents. Essential functions include participating in special activities such as safety committee and mentoring; maintaining an attractive community by cleaning sidewalks, entrance, parking lot, leaf removal, mowing and edging lawns, tree and shrub care, snow removal, sprinkler system maintenance, and fertilizing. Regular cleaning and maintenance of entrance vestibule, lobby, hallways, laundry rooms, elevators, trash rooms, stairwells, public restrooms, social rooms, office and reception area, and floor maintenance including stripping and waxing floors. Apartment reconditioning including cleaning and refurbishing vacated units, maintenance checks, painting preparation and execution, and thorough cleaning. Annual apartment inspections and emergency maintenance procedures including immediate response to major problems, ensuring safety, and coordinating with local authorities. Miscellaneous work orders such as replacing light bulbs, maintaining water heaters, managing HVAC units, troubleshooting appliances, unclogging and minor repairs in plumbing and electrical, fire extinguisher checks, carpet repair, installation of emergency communication units, and other duties as assigned. Coordination with outside vendors and contractors for large projects. On-call 24/7 for emergencies. Coordination with manager for annual maintenance budget. May assist in training other maintenance staff. Other duties as assigned. Competencies include interpersonal skills, customer orientation, oral communication, problem solving, time management, and organization. Requirements include high school diploma or GED, one or more years of related experience, technical training or maintenance certifications helpful, valid driver's license, general knowledge and experience in electrical, plumbing, HVAC, landscaping, carpentry, and basic maintenance, adeptness with hand and power tools and yard equipment, strong interpersonal and communication skills, ability to organize and prioritize work, good time management, problem identification and solution skills, preventative maintenance perception, and adherence to employee handbook terms and conditions.
